Facility Condition Assessment
Also known historically as an FCA, or Facility Audit, it is an industry term that describes the process of a qualified professional firm performing an analysis of the condition of a single facility or a group of facilities that may vary in terms of age, design, construction methods, and materials.
This analysis is done by walk-through inspection, mathematical modeling or a combination of both. But the most accurate way of determining the condition requires a walk-through with inventory to collect baseline data. This analysis is performed on government/public, commercial, and private facilities such as hotels, hospitals or charter schools. Commercial property assessments are more product/service driven, and private inspections are typical of home inspections. ASTM 2018 is a guide for Property Condition Assessments, or PCA, and is used in the Commercial environment. Once our walk-through data has been collected, appropriate estimates to correct the deficiencies are prepared. Once the estimates are prepared, we are left with potentially 1,000’s of line items that are sorted, grouped together, and presented in a useful format within our software. Facility managers establish both short-term and long-term budgets by estimating the life of the building’s systems and then calculating the forecast cost based on their representative portion of the building’s total replacement value.
